QUALITY OF WORKMANSHIP
Owing to the complexities of designing an eight unit townhouse development on 1400 sqm. of irregular land, to provide an abundant space for leisure, with easy and spacious vehicle access, then to create a development that was cool, private and amazingly quiet, whilst still maintaining its community aesthetics with the help of good looking rendered masonry block combined with the stylish appearance of colour matched tiled roofing, indicates not a haphazard, thrown together concept but a development, designed from the ground up to be an approved feature of its community.
DESIGN EFFICIENCY
With careful design we were able to provide 8 quality 'resident friendly' townhouses, integrated into the landscape and maintaining absolute privacy. Each home boasts the convenience of fully enclosed garage and storage areas which provide all weather, spacious access to each townhouse. Consideration was given to lifestyle, with each home enjoying the beauty of an outdoor entertainment balcony accessed directly from the lounges to increase all useable living area. Then the balcony provided access to the landscaped surrounds further enhancing our desires for an improved lifestyle.
VISUAL APPEAL
To be a part of a 99% housing community the design needed to blend perfectly. Maximising the 1.2 m fall in the land the design visually followed its contours. Owing to the 5 stage construction the roof line, with its staggered, contoured look, added to the appeal. Careful consideration was given to provide each home owner with a contemporary and visually appealing home
. The use of quality timber blinds was used to provide that '21st century look' along with timber decking to all verandahs which also featured the use of stainless steel in the balustrading.
Six out of the eight homes also featured a private garden area.
ENERGY EFFICIENCY
To be an acceptable part of our tropical community the need to design, incorporating the natural flow of the cool breezes becomes paramount. This being achieved with the use of louvred windows to maximize air flow and wide sliding doors to provide circulation. The cooling effect of the masonry walls and the comfort of the fully insulated tiled roof add remarkably to the comfort levels. The top and bottom verandahs provide a cool relief for each home owner, whilst simultaneously sheltering the main living areas from the harsh, tropical sun.
INNOVATION
To promote lifestyle the complex was designed to have a single central vehicle access, which enabled each home owner to enjoy the visual delights of the rugged Mt. Stuart landscape or the beauty of the majestic Ross River as it meandered through to the Pacific. Avoiding a common practice to level the land the complex was designed to follow its contours, an obvious benefit.
Adding to the cooling and the privacy the use of beautiful and practical timber privacy screens to the verandahs and windows has effectively provided each home owner with an additional twofold benefit.
MARKET RELEVANCE
To provide 8 quality, affordable, low maintenance townhouses in a 99% housing suburb, in close proximity to the North's own university, new modern hospital and the largest army base in Northern Australia, then to provide a viable investment opportunity, maximizing the returns, from a modern, efficient home design, revealed one major flaw, namely, not having enough homes to fulfil all the needs of all the buyers.
Each town house was sold, off the plan, prior to construction.
